Let’s talk about one of the most exciting projects happening in Downtown Atlanta right now: Centennial Yards—formerly known as The Gulch. If you’ve lived here long enough, you know The Gulch used to be this massive empty space in the middle of downtown. It was just… there. Dead space. Now? It's turning into a multi-billion-dollar destination that’s about to change the entire vibe of the city.
This is more than a new development—it’s a full-on transformation of how people will live, work, stay, and play in Atlanta.
The Gulch was once a thriving rail yard back in the day, but as Atlanta evolved, the space fell out of use. Over time, it basically became a giant hole in the middle of the city surrounded by parking lots and old infrastructure. If you ever drove past it and thought, “Why haven’t they done anything with this?”—you weren’t alone.
City leaders and developers have been eyeing this space for years. But turning it into something worthwhile took a massive deal and some big-time vision.
In 2018, the city approved a plan that offered nearly $2 billion in public incentives to help get this thing off the ground. Yep, that’s billion with a B. The goal? Take this 50-acre no man’s land and turn it into a mixed-use, multi-block district packed with restaurants, hotels, apartments, offices, and entertainment venues.
CIM Group (the developer) partnered with Atlanta Hawks owner Tony Ressler to make it happen. And they’re not playing small. The total investment is expected to reach $5 billion.
At the center of it all is a new 7.5-acre entertainment hub featuring:
COSM Atlanta – This one’s wild. It’s a massive, 87-foot LED dome with immersive experiences, concerts, sports broadcasts, and more.
A new 5,300-seat Live Nation venue – Designed to fill the gap between small clubs and giant arenas. This spot will bring in national tours, shows, and performances that often skip Atlanta because there’s no mid-size venue like this.
Basically, this part of the project alone is going to add some serious energy to downtown.
Let’s break it down:
The Mitchell: A 304-unit apartment tower (fun fact: no affordable housing units here—they paid a fee instead).
Another mid-rise residential building planned for Mitchell Street.
Two new hotels.
Close to 1 million square feet of retail space when it’s all said and done.
They’re building this to be a true live-work-play environment.
You’re also getting:
4 million+ square feet of office space.
A massive parking deck (over 6,000 spaces).
Improved street connections, bridges, and pedestrian-friendly walkways.
The goal here is to make Downtown Atlanta a place where people want to visit, live, and play.
Here’s what we know:
COSM and the main entertainment spine will be visible and active by summer 2025.
Major parts of the project—including apartments, hotels, and public areas—are expected to be ready by the 2026 World Cup, when Atlanta will host multiple games.
The Live Nation venue is set for 2027.
Full completion of Centennial Yards is expected around 2030.
So yeah—this is a long game. But parts of it will be open and active within the next 1–2 years.
Centennial Yards is surrounded by all the heavy hitters: Mercedes-Benz Stadium, State Farm Arena, The Center (formally CNN Center), and Centennial Olympic Park. It’s walking distance to MARTA, the convention center, and major hotels.
It’s basically the missing puzzle piece right in the center of it all.
With a $2 billion public incentive package, there’s been a lot of debate. Some love the vision and long-term potential. Others question whether the public will really see the return on investment.
There’s also been pushback about the lack of affordable housing in the first phase. Especially when you consider how much taxpayer money went into getting this off the ground.
So, yes, there’s a little bit of controversy wrapped in all this development—and that’s not unusual for projects on this scale.
In a word—yes.
Downtown Atlanta has needed this. This area has struggled to find consistent foot traffic outside of sporting events and conventions. Centennial Yards brings in a mix of residents, visitors, and locals—all year long.
It’s also designed to encourage walkability, create real density, and make Downtown a place that hasn't in a long time.
Think of The Battery by Truist Park or L.A. Live in Los Angeles—but instead of being out in the suburbs or off to the side, this is right in the middle of Downtown Atlanta. We're talking about a walkable district filled with restaurants, hotels, entertainment, and residential buildings—all in one place. It’s not just a bunch of new buildings going up—it’s a full-on destination that’s going to change the way people experience the city. And honestly? That’s a big deal.
After the initial phases are done, the rest of the project will roll out in waves:
More residential units
More office space and retail
Future greenspace and pedestrian paths
Long-term integration with the proposed Green Line transit corridor
The transformation of The Gulch into Centennial Yards is one of the most important redevelopment projects Atlanta has ever seen. It’s bold, it’s massive, and it’s going to completely change how people interact with downtown.
And while there are still some valid questions about public investment and affordability, the vision here is clear: make Downtown Atlanta a place where people actually want to be—not just pass through.
