GA Down Payment Assistance

Buying a home can feel overwhelming — especially when it comes to saving for a down payment. That’s why a variety of grants and assistance programs are available to help make homeownership more affordable. Here’s a look at some of the programs available to help you get started.

Available Programs

UAdvantage Workforce Housing Plus
Up to $15,000 in assistance is available to help with your down payment or closing costs. This program is open to first-time and repeat homebuyers purchasing a primary residence in Alabama, Florida, Georgia, North Carolina, or South Carolina. Household income must fall between 80.01% and 120% of the area's median income (AMI).

UAdvantage Community Partners
Up to $20,000 in assistance is available to help with your down payment, closing costs, or reducing your loan principal. This program is open to both first-time and repeat homebuyers who are current or retired law enforcement officers, educators, healthcare workers, firefighters, first responders, veterans, active-duty military, or their surviving spouses. The home must be a primary residence, and household income must be at or below 80% of the area's median income (AMI).

UAdvantage First-Time Homebuyer
Eligible first-time homebuyers may qualify for up to $17,500 in assistance, which can be applied toward a down payment, closing costs, or principal reduction. This program is available exclusively for the purchase of a primary residence. To qualify, household income must be at or below 80% of the Area Median Income (AMI).

UCBI Grant
Homebuyers may be eligible for up to $10,000 in assistance, which can be used toward a down payment, closing costs, or principal reduction. To qualify, household income must be at or below 140% of the Area Median Income (AMI).

Path Loan
This loan offers a 100% loan with no mortgage insurance required. To qualify, the property must be located in a 49% or greater minority tract, a low-to-moderate income census tract, or the borrower's income must be $82,320 or less. The maximum loan amount is $500,000, and a minimum credit score of 640 is required. Borrowers must also have one month of reserves and provide four credit references, which can include traditional or non-traditional sources.

Atlanta Grant
The Atlanta Grant provides between $20,000 and $25,000 in assistance for eligible homebuyers. To qualify, household income must not exceed $82,300, and the home must be located within the city limits of Atlanta.

Fulton County Grant
Homebuyers may be eligible for a grant of up to $15,000 when purchasing a home in Fulton County, outside the Atlanta city limits. To qualify, the maximum sales price of the home must be $330,000 or less.

GA Dream
The Georgia Dream program offers up to $12,500 in assistance for eligible homebuyers across the state. To qualify, applicants must have a minimum credit score of 640.
